THE Three phases of your luxury home

We take a three-phase approach to all of our projects, which begins with discussing your vision and takes you through planning and budgeting before moving to a step-by-step construction process. We want each project to be the best experience, and we believe in building strong relationships along the way, so we're big on honesty, attention to detail, and effective communication. Below is what you can expect from our first meeting to moving day and beyond.

Phase 1: 

Vision Meeting

Face-to-face meeting and interview to ensure we are the right fit for you and your project.

Discuss project vision:
  • Site/Location
  • Design ideas
  • General budget
  • Our pricing/timing/contracts
  • Clarify our services & fees

Phase 2: 

planning & budgeting

Lot/Site meeting to finalize home vision and location footprint
  • If you do not have a lot, we can help you find one through our network of agents or builder lots
  • Initial design review
Architect plan design
  • Based on the site meeting, we can refer the right architect or work with your architect to finalize plans.
Bid plan set
  • Once we have your plan set, we will bid out to our sub-contractors and land on the project budget (3-4 weeks)

Phase 3: 


Assuming we are a good fit, we sign the construction contract and set you up with a client iPad loaded with BuilderTrend Platform Access, a construction management app and desktop software that helps the customer have complete visibility of the project from start to finish. 

Features include: 
  • Live Construction Schedule mapping out the entire timeline
  • Client communication on any change requests or notes
  • Daily Site pictures, invoicing, and much more!
  • Start building selection sheet and schedule on Owner Portal
loan submittal to your lender
  • Submit our budget and plan
Submit plans for permit (2-3 weeks)

construction starts (full process approx. 10-12 months)

site meetings

Construction completion & certificate of occupancy

final walk-through
  • Punchlist & warranty orientation
  • Bank or construction loan to permanent loan


90-day check-in

  • Confirm you are happy and everything is working correctly
11-month check-in
  • One-year punchlist and warranty check
2-year check-in
